James Green, Associate

James acts for private and corporate clients on a range of real estate transactions, and specialises in strategic land and development.


James primarily advises landowners and regularly deals with option and promotion agreements, conditional contracts, overage and lock-out agreements.  He also carries out title reviews and advises on issues relating to site assembly.  James has experience of renewable energy schemes with a particular focus on the grant of options for, and disposal of, solar projects.  James is able to help clients negotiate the issues affecting potential development sites and to structure legal agreements effectively.

In addition, James has acted for landlords and tenants on occupational leases, advised lenders on secured debt, and assisted investors with the acquisition and disposal of property investment portfolios.


  • Advising a landowner on a conditional land sale for a residential development comprising 450 homes, including a land-swap agreement with a local authority.
  • Acting for an offshore property investment company, in collaboration with an adjoining landowner, on the conditional sale of the site of a prospective retirement living scheme in Cheshire.  James advised on the surrender of private drainage rights affecting the client’s land as well as overage agreements relating to TPOs and protected wildlife.
  • Negotiating a promotion agreement on behalf of a charitable trust and advising them on developer’s obligations relating to the design and sustainability of the proposed residential scheme. 
  • Acting for a private family on the disposal of a consented site in Leicestershire.  James advised the client about developer’s obligations to service retained land and dealt with an overage based on any future reduction in the requirement for affordable housing.
