Charles Russell Speechlys advises BioMed Realty on two new lettings at the Babraham B960 Research Campus

Charles Russell Speechlys has advised long-standing client BioMed Realty, the leading provider of real estate solutions to the life sciences community, on two new lettings at the newest laboratory building in the Babraham B960 Research Campus (‘B960’).

B960 is a 40,000 sq ft, three-story, high-specification wet laboratory and office building at the Babraham Research Campus in Cambridgeshire. The site was developed by BioMed Realty and completed in early 2024. It offers flexible "turnkey" lab spaces for life science companies at the heart of the Cambridge biotech cluster.

The two new occupiers are biotech company Trimtech Therapeutics, which has taken 5,258 sq ft of space, and biomarker discovery and diagnostics company Tagomics, which has taken 5,269 sq ft in the neighbouring suite.

The team was led by Real Estate Senior Associate Lynsey Inglis, with Partner Cara Imbrailo and Associate Antony Vundi, and input from Elizabeth Hughes, Tax Counsel in the Firm’s Corporate Tax team.

The team previously advised on the acquisition and development of B960 as well as the pre-lettings to global biopharmaceutical company Insmed Innovation (17,000 sq ft)  and Mosaic Therapeutics (6,800 sq ft) which completed in 2024 shortly after practical completion.

Charles Russell Speechlys has worked with BioMed Realty for more than a decade, having advised on the initial acquisition of Granta Park in 2012 and all the letting, development, construction and management matters at the Park following that. The Firm also advised on the company’s joint venture with Babraham Research Campus for the development and letting of a life science facility, as well as the conditional acquisition by way of a 99-year lease of an 8-acre site at the Babraham Institute for over £120m and redevelopment into life sciences office and laboratory space.
