The UK Government has recently confirmed it will 'switch on' provisions of the Renters' Rights Act 2025 on 1 May 2026. But what exactly can be expected, and when?
The Ministry of Housing, Communities and Local Government has outlined a phased approach roadmap for its reform of the private rented sector. Advance notice of the first implementation phase aims to provide time for landlords, letting agents and stakeholders to prepare.
The private rented sector can expect more detail in secondary legislation, namely regulations which will bring the Act's measures into effect.

Phase 1 will see the majority of changes relating to the creation of assured monthly periodic tenancies. From 1 May 2026, landlords will need to prove a statutory ground to obtain a possession order.
