Mark White and Nathan Lightman write for Caring Times on investment opportunities for healthcare operators

The dynamics of capital investment in UK healthcare are shifting fast. Real estate
company CBRE’s 2025 ‘UK Healthcare Sentiment Survey’ showed, for example, that investment demand is set to rise significantly in the UK healthcare market, with 93% of investors planning to increase their healthcare allocations.

Mark White, Partner in our Real Estate team, and Nathan Lightman, Senior Associate in our Corporate team, explain that this is not a trend they expect will slow down any time soon, in an article for Caring Times.

Mark and Nathan explain that they are seeing strong investment demand for healthcare assets, and this trend is being driven by a number of factors, such as:

  • Investors increasingly recognising that Healthcare can be a sensible real estate play, with bricks and mortar underpinning the investment.
  • The invevitable need for more care facilities in the UK, given the demography of the UK and current pressures on its healthcare system
  • The ability for investors who partner with good care operators to receive robust and accretive rent
  • The rise of technology in Healthcare

Mark and Nathan go on to provide advice to Healthcare operators looking to grow, explaining what these market factors and trend might mean for them, and what opportunities they may open up:

This rising interest in UK healthcare creates clear opportunity for healthcare operators looking to secure additional funding, especially those wishing to expand or refresh their real estate portfolios.

"But with this increased opportunity comes potential risk. Operators need to think carefully about what kind of investor they want to partner with and what they will expect in return.
