Business tenancy excluded from the Landlord and Tenant Act 1954 No notice normally required, but check lease provisions
Landlord’s notice under section 25 of the Landlord and Tenant Act 1954, to determine business tenancy Not less than 6 months nor more than 12 months before the date of termination specified in the notice and that date cannot be earlier than the lease expiry date
Tenant’s request under section 26 of the Landlord and Tenant Act 1954, to determine existing business tenancy and request a new lease Not less than 6 months nor more than 12 months before the date of termination specified in the notice and that date cannot be earlier than the lease expiry date
Tenant’s notice under section 27 of the Landlord and Tenant Act 1954, to determine its existing business tenancy Not less 3 months is required if the tenant is holding over after expiry of the lease term.

If prior to lease term expiry, the tenant can simply vacate the premises by the lease termination date without notice.
