Our Real Estate Finance practice brings the experience of an extensive track record in advising and servicing complex funding of domestic and international real estate financings in all its forms.
We are on the panels for two of the UK’s clearing banks and have acted for them on a significant range of real estate financings. We also act for several further UK and international banks, as well as a range of non-bank senior finance and mezzanine fund lenders, investors, property companies, developers, domestic and international funds and equity providers. We participate in all sectors of the real estate finance market including investment, development, structured and cross-border financings.
With this depth of experience in acting for both borrowers and lenders, we have a thorough understanding of the requirements of the market and are able to offer innovative solutions. Much of our real estate work has an international element, with a specific focus on inward investment and the financing of investment and development projects in the UK.
Our Luxembourg office has extensive experience of advising on the use of Luxembourg companies and funds as tax efficient vehicles for holding and financing UK and European real estate portfolios. We also have a strong reputation for real estate finance work in sub-Saharan Africa.
We advise bank and borrower clients (both UK and overseas) in a wide range of real estate and corporate borrowing transactions, in healthcare, hotel and office development, urban regeneration and business parks. We advise on bilateral and syndicated facilities, including the use of multi-entity cross-border and tax efficient structures.
Advised Caring Homes Group on a transformational corporate structured deal with Griffin-American Healthcare REIT II to dispose of and lease back 44 freehold elderly care properties for a total consideration of £298.5million, to clear Group bank debt and to secure the provision of up to £75million in specific development finance.
Acted on the financing of the development of several NHS Local Infrastructure Finance Trust (LIFT) schemes, including a £31million financing of the redevelopment of a London community hospital to provide state-of-the-art primary care alongside intermediate care, occupational therapy, outpatients and diagnostics. This scheme involved use of a Land Retained Agreement which had significant implications for the security requirements of the funder and finance documents generally.
Advising a partnership comprising Urban Exposure, LaSalle Investment Management and Topland Group on the provision of the first of two stages of funding for a mixed-use development in Greenwich. The development includes the construction of over 600 homes, a leisure centre, library, council service centre, health centre, commercial / retail space and a new public square.
Advising a leading emerging market private equity house on the finance and subsequent refinance of a development facility provided to assist with the construction of a US$100million shopping mall in Lagos, Nigeria.
Advised a leading Swiss private bank on the provision of debt facilities to assist with the refinance of multi-let commercial building in central London by a high net worth individual through various offshore vehicles.
Advising a leading South African bank on the provision of development finance, in the airport residential area in Accra, Ghana and relating to the construction of commercial buildings with a total gross lettable area of 5,466 square metres.
